The foundation of real estate financing lies in securing an appropriate loan from a lender, complemented by equity. Typically, lenders require a form of security, often in the form of a first mortgage lien on the property.

While many investors initially opt to purchase real estate with cash for its speed and potential negotiation discounts, they later arrange for refinancing. Refinancing releases equity, which can then be reinvested in acquiring new real estate.

Utilizing a loan offers the advantage of not tying up your entire capital in a single property, thus leveraging your resources. Leverage involves expanding your equity’s reach by utilizing financing. Securing suitable real estate financing or a loan is vital for maximizing returns on equity through leverage. For instance, instead of purchasing a single property for £100,000, you could acquire three properties by borrowing £300,000 from a bank through real estate financing. The relationship between the investment property’s value and the mortgage or loan is termed loan-to-value. A loan-to-value ratio of, say, 75% indicates that 75% of the property’s value has been financed through a loan, typically leaving 25% in equity, unless the property was acquired below market value.

The feasibility of the loan amount hinges largely on the property’s appraised value, a process facilitated by an appraiser appointed by the bank. Additionally, a notary aids in the mortgage process and the establishment of charges.

Typically, properties with low individual values cannot be financed separately through a mortgage. However, if you own multiple such properties, they can be consolidated and financed collectively under one mortgage.
